What Greater Sydney owners need to know

Non-hosted short-term rental in Greater Sydney is generally capped at 180 days in each STRA registration year. Bookings of 21 consecutive days or more typically do not count toward that cap. Dwellings used for STRA must still be on the NSW STRA Register and meet fire-safety and Code of Conduct rules. Strata by-laws can prohibit or limit short stay even where the SEPP pathway exists.

How we choose the use of the asset

Inner Sydney stock often mixes leisure demand with corporate and executive stays. If nightly letting is restricted, we assess corporate accommodation, executive leasing or long-term management instead of listing anyway.
