What this service covers

We prepare the dwelling, list it on the appropriate channels, handle guest communication, coordinate cleaning and maintenance, and keep owner records in the client portal. Short stay is one option among corporate, executive leasing and long-term management. We do not force an Airbnb-only model if the building or council rules do not support it.

NSW STRA and the 180-night cap

Properties used for short-term rental accommodation in NSW generally must be on the NSW STRA Register. In Greater Sydney, Ballina, and mapped parts of Clarence Valley and Muswellbrook, non-hosted STRA is typically limited to 180 days in each registration year. Bookings of 21 consecutive days or more usually do not count toward that cap, but the dwelling still needs registration, fire-safety compliance and Code of Conduct obligations. Owners remain responsible for legal, strata and insurance advice.

Owners of apartments and houses in Greater Sydney and regional NSW who want professional operations rather than self-managing calendars, linen and reviews. Strata by-laws, building managers and insurance must be checked before launch.
