We act as a management service provider and do not own the properties listed on our platform.

3. Property Owner Responsibilities

Property owners (“clients”) agree to:

• Maintain insurance coverage where required
• Comply with local laws and regulations
• Allow Apex Stays access for management purposes

4. Revenue & Payments

• Revenue distribution terms will be defined in a separate management agreement.
• Apex Stays may deduct agreed management fees before payout.
• Payment timelines depend on booking platform settlement cycles.

5. Guest Bookings

• All bookings are subject to platform availability (Airbnb or others).
• Apex Stays does not guarantee occupancy or revenue levels.
• Guest conduct is subject to platform rules and house rules set by the property owner.

6. Cancellations & Refunds

• Cancellation policies are governed by booking platforms unless otherwise agreed.
• Refunds, if applicable, follow platform policies or owner instructions.

7. Limitation of Liability

Apex Stays is not liable for:

• Property damage caused by guests
• Loss of income due to market conditions
• Platform downtime or booking system errors
• Legal disputes arising from property misuse

We provide management services on a best-effort professional basis.

8. Intellectual Property

All content on this website (logos, text, design, branding) belongs to Apex Stays and may not be copied or reused without permission.

9. Termination of Services

We reserve the right to suspend or terminate services if:

• Terms are violated
• Illegal activity is suspected
• Payments are not completed
• Misuse of services occurs

10. Changes to Terms

Apex Stays may update these Terms at any time. Continued use of our services means acceptance of the updated Terms.
